課程目標

一、培養同學蒐集影響不動產價格各項因素相關資料二、訓練同學勘查不動產現場各項影響價格之因素 三、培養同學根據蒐集到的影響價格因素及勘查現場所得知影響價格因素綜合判斷評估不動產價格 四、根據蒐集及勘查影響價格因素依據不動產估價相關法令及學理製作不動產估價報告書

課程概述

一、本課程之教學目標在訓練學生對估價操作實務相關法令、學理及實務操作技巧能有所認知。 二、為使同學能製作合格之估價報告書，本課程計畫在學期中安排三次估價實習，分別採比較法、收益法、成本法（土地開發分析）等不同估價方法製作估價報告書。 三、每次估價實習，在事前先向同學講解估價重點及應有技巧，並分配參與同學之工作範圍

授課內容

一、以估價實務操作為目標
講解於不動產估價師事務所實務操作的房貸估價報告書製作
Aiming at Practical Valuation Operations
Explaining the preparation of mortgage valuation reports in real estate appraisal firms.
二、以不動產估價師考試為目標
講解與分析如何對不動產估價實務高考題目作答(選歷年估價實務考題三題)
Aiming at the Real Estate Appraiser Examination
Explaining and analyzing how to answer practical real estate appraisal exam questions (selecting three past exam questions on valuation practice).

授課方式

一、房貸估價報告書製作一份
1.老師講解房貸估價作業方式、報告書製作(共三週)
2.每三至四位同學分成一組
3.每組自行找一戶公寓或大樓製作估價報告書
4.期中之後分組報告(兩至三週)
二、不動產估價實務高考題目解析三題
1、不動產估價師高考估價實務考試題目解析(共三題)每一題講解兩週
2、請同學聽講並做成筆記(練習以答卷方式)
1. Preparation of a Mortgage Valuation Report
The instructor will explain the mortgage valuation process and report preparation (a total of three weeks).
Students will be divided into groups of three to four members.
Each group will independently select an apartment or condominium unit to prepare a valuation report.
After the midterm, groups will present their reports (for two to three weeks).
2. Analysis of Three Real Estate Appraisal Exam Questions
Analysis of three past real estate appraiser exam questions on valuation practice, with each question explained over two weeks.
Students are required to take notes and practice answering in written form.
